Garbe to build logistics property in Luneburg (DE)

Garbe Industrial Real Estate is continuing to expand its portfolio of logistics centres in the Hamburg metropolitan region. To this end, the Hamburg-based project developer has purchased a plot of land in Luneburg that is around 33,000m² in size and ready for construction. A logistics property with a total area of circa 20,000m² is to be built on this site. Construction is scheduled to begin in June 2023. Garbe will invest €33m in the project.

 

“Luneburg is one of the most dynamic business locations in the Hamburg metropolitan region. The city has innovative companies, qualified professionals and good infrastructure. Therefore, it was only a matter of time for us to become involved in this attractive environment,” said Adrian Zellner, Member of the Executive Board of Garbe Industrial Real Estate.

 

The property is located in the Luneburg-Ost industrial park, only a few hundred metres from the harbour of Lüneburg and the Elbe Lateral Canal. The A 39 motorway can be reached within ten minutes via the main roads 216, 209 and 4 without any local transit. The A 39 connects Luneburg with the Maschener Kreuz interchange and from there with Hamburg via the A 1 and A 7.

 

“The central location and the connection to both the highway network and the public transport system played a major role in opting for this location,” said Adrian Zellner. The nearest bus stop is at about 400 metres from the plot. A logistics property with a height of 12.20 metres and a total hall area of about 17,500m² is planned. One of the units will be sized about 7,000m², the other approx. 10,500m². In addition, there will be around 440m² each for offices and social rooms. A further total of approx. 1,600m² is planned for storage mezzanines. The new building will be equipped with 17 dock levellers and two ground-level sectional doors. Parking spaces for 60 cars and four trucks are to be created on the outdoor area. The property is planned according to current ecological standards. For example, a powerful photovoltaic system is to be installed on the roof to generate renewable energy. Heat pumps will be used instead of fossil fuels. Another measure is the installation of energy-efficient LED lighting. For the new building, Garbe Industrial Real Estate is aiming for certification in accordance with the Gold Standard of the German Sustainable Building Council.

 

“Having already successfully implemented several projects in the northern and eastern surrounding area of Hamburg in recent years, we are now pleased to realise another new building in the southern surrounding area. The demand for modern logistics space in the metropolitan region has been at a constantly high level for years. That is why we have decided to realise the property with a view to the future and without a firm tenant commitment. Based on the positive initial talks with potential users, we assume that the property will be let during the construction phase,” commented Adrian Zellner.

 

The new building is scheduled for completion in the second quarter of 2024.

Removal prices rocketed over three years but will they keep rising?

The cost of moving house has increased to almost £10,000, with £1,332 of that amount alone being spent on removals, new figures reveal.

The average cost of moving home is £9,479, according to CompareMyMove, which of course excludes the price of the property, but does include estate agency fees, removal costs, and solicitors fees.

The average costs were calculated using the highest and lowest quotes that customers obtained from CompareMyMove’s removal partners listed on its website, along with the price they actually paid.

The data was collected from a total of 4,351 website users between 2019 and 2022.

CompareMyMove believes that the total cost of moving home will continue to rise. David Sayce, of CompareMyMove, said: ”House removal costs will increasingly become an issue when moving.’

It forecast future increases using the percentage rises already seen during the past four years.

It said the average house mover spent £848.02 on removals in 2019, which is an increase of 66.83 per cent to last year’s £1,332.03.

Extrapolating that into the future, however, has created some eye-watering forecats that many may question. For example, it said the cost of removals could rise from £1,583.31 on average in the East of England last year to £5,651.85.

However, a great deal of the rapid rise in the price of moving up to 2022, came from the spike in purchases during Covid, aided by the stamp duty holiday.

A wall of demand met limited supply and sent prices soaring. Property transactions have since fallen substantially and movers report costs coming down and removal firms being happy to negotiate.

Since 2019, many costs associated with removal firms have increased, including higher fuel costs and wages. However, fuel prices have come down since the peak of the pandemic.

The latest inflation figures show CPI at 8.7 per cent, down from 10.1 per cent, although still four times the Bank of England target of 2 per cent.

The pandemic saw a wave of people move out of urban areas to the countryside following successive lockdowns amid the so-called housing market’s ‘race for space’.

It resulted in an unprecedented demand for removal firms, with some profiteering as firms were able to charge higher than normal prices.

The number of housing transactions has since dropped, although picked up at the start of the year again. Government figures estimated that the number of residential transactions in March 2023 is 94,870, 14 per cent lower than March 2022 and 26 per cent higher than February 2023.

The type and size of a property, of course, affects the cost of moving. The CompareMyMove research found that the cost of a one-bedroom house move increased the most from £323.52 in 2019 to £608.80 in 2022. It is an 88.2 per cent increase from 2019.

The figures show that two-bedroom moves saw the least change in price, increasing by 34.6 per cent from £755.47 to £1,017.06.

It is perhaps unsurprising that five-bedroom moves were the most expensive in 2022, up 55.9 per cent from £1,858.41 in 2019 to £2,897.25 in 2022.

Reasons for increase in costs 

The cost of moving home has increased for several reasons, including a hike in demand amid the pandemic’s so called ‘Race for Space’ as people moved out of small spaces in urban areas to the countryside, as well as a rise in fuel prices and a national shortage of packing materials, according to CompareMyMove.

The Stamp Duty Holiday extension announced in 2021 created a surge in house moves. Conveyancers and solicitors were backlogged with cases at this time, resulting in an increase in demand for removal companies. 

Removal costs jumped by 58 per cent in 2021 compared to 2019. A removal company cost £880.65 in 2019, compared to £1,395.53 in 2021.

As fuel prices hit an unprecedented level in 2022, this affected the cost of house removals. The price of unleaded petrol rose 31 per cent between the start of 2020 to 2023 while diesel rose 36 per cent, according to the RAC.

The demand for cardboard boxes also rose during the pandemic, perhaps encouraging removal companies to increase their prices. With an increase in online shopping during the pandemic, there was a national shortage of packing supplies, according to CompareMyMove.

How to cut the cost of moving

However, there are ways of negotiating the cost of removals, including choosing a quieter time of the week to move home, when demand for removals firms is lower. 

Charles Rickards, of removals firm Aussie Man & Van, said: ‘The cost of hiring a removals firm has inevitably risen along with everything else, thanks to soaring inflation and higher wage costs.

‘However, it is worth paying for a professional service provided by trained staff who do a good job. Be careful of opting for a disreputable firm who might let you down at the last minute because they appear ‘cheaper’, as the consequential cost of a bad move can be disastrous. Avoid comparison websites; use a ‘real’ firm and deal with them direct, rather than an intermediary.

‘There may be ways in which those moving house can reduce the price, perhaps by moving at a quieter time of the week, say a Monday or Tuesday, rather than on a Friday. Look for a BAR member, ask friends for recommendations and read the Trustpilot and Google reviews.

‘Those tempted to do the move themselves in order to ‘save’ on costs ought to think carefully about what’s involved. Moving is backbreaking work and it’s always worth calling in the professionals. You could cut costs by doing your own packing but again, there is a risk associated with this. Our movers are trained to pack carefully and efficiently.’

It doesn’t have to be difficult to find a cheap removals company, you just need to know the right places to look.

When comparing quotes, try different days or months for your move. 

Certain months and days are more popular for moving house, such as Fridays and summertime. 

During these busy periods, many removal companies increase their prices to match the demand. 

Data from CompareMyMove shows that Sunday is the cheapest day to move house, costing £717.13 on average.

Read reviews

If a removal firm has a significant amount of negative reviews, it’s best to avoid this company. It’s only natural to experience a couple of negative reviews but they will help you understand how the company operates.

It’s important to read them and how the company responds, as the complaint could be a misunderstanding. You could search their reviews for terms such as ‘hidden fees’ or ‘costs’ to see if there’s anything you need to be aware of.

Check their insurances

Any professional removal company needs to have Goods in Transit and Public Liability insurance. 

This will protect you in the worst-case scenario and give you peace of mind that your belongings are in safe hands. 

You shouldn’t have to pay an extra fee to cover the cost of these insurances.

Comparison websites

Comparing removal quotes on comparison websites allows you to gather a range of quotes for the same job. 

It means you can compare what each company can offer you.
