The Voice Of EU | In a bold stride towards lunar exploration, the Chinese Space Agency has unveiled its ambitious plans for a moon landing set to unfold in the 2030s. While exact timelines remain uncertain, this endeavor signals a potential resurgence of the historic space race reminiscent of the 1960s rivalry between the United States and the USSR.

China’s recent strides in lunar exploration include the deployment of three devices on the moon’s surface, coupled with the successful launch of the Queqiao-2 satellite. This satellite serves as a crucial communication link, bolstering connectivity between Earth and forthcoming missions to the moon’s far side and south pole.

Unlike the secretive approach of the Soviet Union in the past, China’s strategy leans towards transparency, albeit with a hint of mystery surrounding the finer details. Recent revelations showcase the naming and models of lunar spacecraft, steeped in cultural significance. The Mengzhou, translating to “dream ship,” will ferry three astronauts to and from the moon, while the Lanyue, meaning “embrace the moon,” will descend to the lunar surface.

Drawing inspiration from both Russian and American precedents, China’s lunar endeavor presents a novel approach. Unlike its predecessors, China will employ separate launches for the manned module and lunar lander due to the absence of colossal space shuttles. This modular approach bears semblance to SpaceX’s Falcon Heavy, reflecting a contemporary adaptation of past achievements.

Upon reaching lunar orbit, astronauts, known as “taikonauts” in Chinese, will rendezvous with the lunar lander, reminiscent of the Apollo program’s maneuvers. However, distinct engineering choices mark China’s departure from traditional lunar landing methods.

The Chinese lunar lander, while reminiscent of the Apollo Lunar Module, introduces novel features such as a single set of engines and potential reusability and advance technology. Unlike past missions where lunar modules were discarded, China’s design hints at the possibility of refueling and reuse, opening avenues for sustained lunar exploration.

Despite these advancements, experts have flagged potential weaknesses, particularly regarding engine protection during landing. Nevertheless, China’s lunar aspirations remain steadfast, with plans for extensive testing and site selection underway.

Beyond planting flags and collecting rocks, China envisions establishing a permanent lunar base, the International Lunar Research Station (ILRS), ushering in a new era of international collaboration in space exploration.

While the Artemis agreements spearheaded by NASA have garnered global support, China’s lunar ambitions stand as a formidable contender in shaping the future of space exploration. In conclusion, China’s unveiling of its lunar ambitions not only marks a significant milestone in space exploration but also sets the stage for a new chapter in the ongoing saga of humanity’s quest for the cosmos. Top 10 urban property hotspots: Bradford and Blackpool lead the pack

Bradford is the top urban property hotspot for the second consecutive quarter, exclusive data from OnTheMarket reveals. 

A combination of affordable house prices and growing number of buyers being priced out of nearby Leeds is helping lift Bradford’s property market, OnTheMarket said. 

Speaking to This is Money, Robert McCarthy, manager of Hunters estate agency in Bradford, said buyers were attracted to the area because properties are ‘dirt cheap.’

He said: ‘Bradford is seeing a high increase in first time buyers and investors, with properties ranging from around £70,000 for a two bedroomed terrace, £110,000-£130,000 for a three to four bedroom terrace and £120,000 to £240,000 for a three bedroom semi-detached or detached property. 

‘This gives a buyer much more for their money, while keeping the mortgage payments lower.’

He added: ‘This week we had a three bedroom semi-detached property go on the market needing some work at £100,000. 

‘We we had over 90 requests to view, with some buyers offering before a viewing at well over the asking price.

‘I personally bought a three bedroom semi-detached renovation project in the area with a large garden for £51,000 a few years ago. 

‘Now fully renovated, if I was selling to put it on the market it would be around £180,000 to £190,000.’

Mr McCarthy told This is Money that it was possible to buy a one or two bedroom flat in the centre of Bradford for between £20,000 to £60,000. 

Urban property hotspots

Blackpool, Rochdale and Plymouth came in second, third and fourth place respectively in OnTheMarket’s latest rankings, with Rochdale climbing from 23rd to third place. 

As cities like Manchester become increasingly expensive, Rochdale has ballooned in popularity with buyers.

Andrew Cardwell, manging director of Cardwells Estate Agents, said he wasn’t surprised about Rochdale’s colossal climb in the rankings.

He said: ‘Earlier this year Rochdale was recognised as one of the most affordable places to buy a property, with an average house price of around £206,000. 

‘As well as offering excellent value for money, it’s within easy reach of Manchester city centre and has beautiful countryside.’

Plymouth jumped from 22nd to fourth place in the rankings. It is the only southern location to make it to the top five, OnTheMarket said. 

Plymouth is home to HMNB Devonport, the largest naval base in western Europe and the city is brimming with shops and restaurants. 

Jacob Tebb, president of OnTheMarket, told This is Money: ‘Property buying decisions continue to be heavily influenced by affordability, according to our latest hotspots index, which reveals that some of the most active or “hottest” areas also offer buyers the best value.”

He added: ‘Overall, the north/south divide is holding firm, with some of the most vibrant and cheapest locations in the north seeing the most heat in terms of housing market activity and only one southern location making it into the top ten.’

Leicester, Stoke-on-Trent, Swindon, Sunderland, Wakefield and Derby also made it to the top ten, while Middlesborough, Burnley and Coventry were just outside the top 10. 

Wakefield rose from thirtieth to ninth place, while Birmingham climbed from  forty-third to twenty-third place. 

Where is the market cooling? Urban property hotspots

OnTheMarket added: ‘Moving in the other direction, demand in Wigan cooled significantly, dropping from second to fifteenth place in our rankings, while Liverpool has fallen from eleventh place in the first quarter to thirtieth. 

‘Worthing, one of the few southern locations to be considered a hotspot, fell from twentieth to fifty-third place. The “coolest” hotspot on our list is Brighton.’ 

The average price of a house in Brighton and Hove was £422,000 in April, according to the Office for National Statistics. Its coastal location and proximity to London makes it popular but expensive with buyers. 

Activity in Gloucester, Norwich and Warrington is also cooling, OnTheMarket said. 

How is the London property market faring? 

OnTheMarket crunched separate data for the London property market. The data suggested there has been ‘less fluctuation nationally and very little movement’, On The Market said. 

Within the London-focused rankings, Barking and Dagenham, Havering, Sutton, Redbridge and  Newham comprised the top five, followed by Bexley, Hillingdon and Enfield. Hounslow and Croydon also made it to the top 10.

However, Hounslow dropped out of the top five London hotspots in the quarter, while Lambeth, Southwark and Merton all fell four places. 

In the last few years, higher mortgage rates have put a dampener on the property market. However, the Bank of England is expected to cut interest rates this summer and some banks and building societies have already started trimming rates on their mortgage deals. 

Barclays recently upped the ante in the mortgage price war currently playing out between banks and building societies.

The mortgage lender cut rates by up to 0.33 percentage points across a wide range of deals for both homebuyers and those remortgaging, resulting in several new best-buys.

Halifax also announced it was cutting mortgage rates by up to 0.13 percentage points on selected deals.

Choosing where to live is a decision brimming with possibility. But for downsizers in particular – freed from the strictures of school catchment areas and commuter links – it’s a time of unprecedented choice. 

Do you opt to live beside the sea or head to the countryside? Perhaps you seek small-town buzz rather than a tranquil village?

For inspiration, Wealth & Personal Finance has gone househunting in the locations with the highest proportion of over-60s moving in, according to analysis by Hamptons Research using the latest available data from the Office for National Statistics (ONS), for 2022. Here’s a look at what’s behind the appeal of the most in-demand destinations.

East Lindsey, Lincolnshire

Downsizing homes here meet every requirement – they’re affordable and close to the coast and picturesque countryside. So it’s little surprise that East Lindsey is the area where the highest proportion of outsiders moving in are over 60. Close to a third of incomers are in this age bracket, according to the analysis by Hamptons Research.

Homes cost an average of £228,410 in East Lindsey. For well under £200,000 you can find a nice bungalow and this area offers those in spades, according to Tony Wing of the agent Robert Bell & Company. ‘People move from south-east England and Yorkshire because their money goes so much further,’ he says. ‘The area offers a nice, relaxed lifestyle.’

Retirees will find the city of Lincoln and market town of Louth to be useful hubs – and both have hospitals.

Horncastle is another popular spot, thanks to its farmers’ market and independent shops. It’s possible to find a two-bedroom terrace for around £160,000 or a bungalow for £250,000 in these places. For rural appeal look at Donington on Bain and Woodhall Spa; or for seaside charm there’s Anderby Creek with its long sandy beaches.

North Norfolk

It’s no surprise that this area is popular with downsizers; it is free of busy roads and offers a slow-living pace. In fact, 28 per cent of those moving here in 2022 were over 60, drawn by the area’s natural beauty, from pretty villages to sand dune-backed beaches such as Holkham.

Trendy Burnham Market and the Georgian market town of Holt are full of tempting tea rooms and bric-a-brac shops, while resorts such as Cromer and Sheringham offer beach huts for lease. Birdwatchers and boaters are drawn to the Norfolk Broads.

The average property price is £307,780, but you can find two-bedroom detached bungalows from £160,000. Hassle-free and eco-friendly new builds are being snapped up by downsizers, according to Spencer Cushing of the agent Sowerbys. ‘The Four Miles development has been especially popular with downsizers because it’s in the peaceful village of Docking, which has a shop and GP surgery – two key requirements,’ he says. Two-bedroom homes there cost from £495,000.

With its balmy microclimate and low-gear vibe, the island remains a magnet for retirees – over the past decade its population of over-65s has increased by a quarter, according to the ONS. The biggest age cohort is between 70 and 74.

It has a lot to suit retirees, says Robbie Lane from isleofwightguru.co.uk. ‘There are hundreds of miles of footpaths, plenty of dog-friendly beaches and lots for the grandchildren to do when visiting,’ he adds. 

‘But beware, the ferry can be expensive in summer – it is usually £100 to £200 in peak season but can reach nearly £300.’ Mr Lane says buses cover all the main towns and villages, but warns that public services are stretched. ‘Some outpatient appointments require an inconvenient trip to Southampton or Portsmouth,’ he adds.

Seaside villages can become very quiet in winter, but the larger town of Newport remains lively – it is a transport hub and has a hospital.

Downsizers who plan to visit the mainland regularly may prefer Ryde, with a 22-minute catamaran foot passenger service to Portsmouth. Property prices average at £282,870, but you can find a bungalow or terraced cottage around Ryde for £150,000.

Fylde and Wyre, both Lancashire

These districts sandwich Blackpool on the north-west coast of Lancashire. Both have the Forest of Bowland area of outstanding natural beauty on their doorstep – an undeveloped playground of undulating hills, forests and quaint villages.

Retirees might choose small towns or villages with good access to Preston, Lancaster or Blackpool for amenities (keen older footballers can join the Blackpool Senior Seasiders – a walking football club with over-60s and over-70s teams).

Fylde boasts Lytham St Annes, with its famous Royal golf course and sandy beach. Property prices in Fylde average at £234,640. In Lytham St Annes you can find well-presented detached bungalows for £350,000, or for £327,500 a two-bedroom flat at The Sidings retirement development, with its gardening group, book club and takeaway nights.

Your money will go further in Wyre district, with an average property price of £189,000. Many choose the pretty market town of Poulton-le-Fylde, which has a good community feel and transport links – three-bedroom bungalows here are available for upwards of £300,000.

Arundel, West Sussex

This area surrounds the pretty market town of Arundel, which is a hot spot for downsizers with around £1.5 million, says Michelle Hendrie of the buying agent Property Acquisitions. ‘Arundel is full of Georgian listed buildings, great restaurants and practicalities like GP surgeries,’ she adds. Arun also offers coast (Littlehampton and Bognor Regis) and countryside (South Downs National Park).

Meanwhile, George Price of Michael Jones & Co suggests Rustington, roughly midway between Chichester and Brighton. ‘With a great high street – Waitrose, banks, GP surgeries and lots of free parking – it ticks all the boxes,’ he says. ‘Detached two-bedroom bungalows in the private roads south of the village are priced around £650,000.’

For an energy-efficient new build, Ryebank Gate, a new Barratt David Wilson development, offers two-bedroom homes from £299,995.

Tendring, Essex

Pretty villages and award-winning sandy beaches within easy reach of Colchester are a reason to seek out the Tendring Peninsula in north-east Essex.

It’s billed as the ‘Sunshine Coast’ with resorts such as Frinton, Brightlingsea and Dovercourt Bay enjoying some of the warmest temperatures in the UK – as well as Blue Flag beaches. The average property in this area is a modest £266,540 and that will get you a semi-detached bungalow in Kirby, a mile inland of Frinton and Walton.

Your money goes further outside the commuter belt, says Karl Manning of Savills. ‘Thorpe-le-Soken is just one of the lovely traditional villages, Frinton is upmarket seaside and Holland-on-Sea also pleasant.’ You’ll find a wide choice of modest or high-spec bungalows with a budget of £400,000.

Torridge, north Devon

‘It’s one of the most affordable parts of Devon because it’s less accessible and lacks the cachet of parts of Cornwall and South Devon.’ So that means an average price of £294,850 – or £360,000 for a four-bedroom character home with valley views in the thriving market town of Great Torrington (through Webbers).

Cunningham adds that Holsworthy, Bideford and Northam are also popular, the latter close to Westward Ho!, one of the region’s best beaches. There is also the fishing village of Appledore, or the picturesque Clovelly. ‘

Rother, East Sussex

‘Devoid of motorways and overly large towns, it’s just a gentler pace of life where you don’t have to live cheek by jowl,’ says Gary Marples of Strutt & Parker.

It’s an easy drive to Gatwick and Dover for holidays, and has excellent hospitals such as Conquest in Hastings, says Carl Underhill at Batcheller Monkhouse. Hotspots are Ticehurst, Battle, Robertsbridge and Sedlescombe, while in Rushlake Green you can get an end-of-terrace two-bedroom cottage for £450,000.

West Devon

This thinly populated area, which includes the valleys and ancient woodlands of Dartmoor, is relatively good value, says Ed Jephson of Stacks Property Search. 

‘There are major hospitals in Plymouth, medical centres in Tavistock – a market town with a thriving high street – and Okehampton (with a Waitrose), whilst Moretonhampstead is an understated rural town with good independent shops.’

Exceptional villages include Mary Tavy, Drewsteignton or Hatherleigh, he adds. A three-bedroom bungalow in the former costs around £550,000.

You can find detached bungalows in the market town of New Milton for around £500,000.

Glyn and Heather Coates fell in love with Dorset on several summer holidays and decided to retire there in 2022.

They are selling their five-bedroom home in Devizes, Wiltshire, for a four-bedroom chalet bungalow with a large garden to host their two grown-up children and three teenage grandchildren in the pretty coastal village of Mudeford.

‘As foodies, we love the restaurants here – in Barton-on-Sea and Chewton Glen for something classy – and we have all the practicalities nearby, in Christchurch or Southampton,’ says Glyn, 73, who used to run a modular building company while Heather, 69, previously worked in travel.

‘We found a bungalow 90 seconds from the water’s edge. The neighbours gave us a lovely welcome party – we have quickly got to know more people than we did in Devises.’

Back in 2022, a whopping 43,930 homes with tennis courts were listed up and down the country – as sellers took advantage of buyers’ desire for more outside space which was turbo-charged during the pandemic years. 

Houses with tennis courts are often luxurious and out of reach for many, but some more affordable properties with their own courts are available. 

West Dunbartonshire, Glasgow and East Dunbartonshire are the cheapest locations to buy a home with a tennis court so far this year, OnTheMarket said. 

In West Dunbartonshire, the average cost of a home with a tennis court coming up for sale is just £216,599, while in Glasgow it is £291,741. 

Westminster in London stands at the other end of the spectrum. Getting a property big enough to house a tennis court in Westminster is no mean feat and, unsurprisingly, it is very expensive. 

According to OnTheMarket, the average cost of a home equipped with a tennis court in Westminster is £4,434,566, up from £3,719,209 a year ago. 

St Albans is another pricey hotspot for homes with tennis courts, with racket-ready homes typically on sale for £3,703,913. While St Albans is the second priciest place to buy a home with a court this year, last year Elmbridge in Surrey came in second place. 

Norfolk is known for its wide-open spaces and glorious countryside and coast, so it’s no wonder properties with tennis courts here come at a hefty premium. It’s the third most expensive location to buy a home with a tennis court, the data suggests.

To get a house with a tennis court in north Norfolk, a buyer will typically need to spend £3,521,153, OnTheMarket said. 

An idyllic six-bedroom house with a tennis court called Town Farm is currently on sale via Strutt & Parker for a guide price of £1,980,000. The property near Holt has over 3.7 acres of land, a fenced paddock and separate holiday cottages. 

How much does a tennis court cost? 

If the property you plan to buy doesn’t come with a tennis court and you want to build your own, Checkatrade claims the typical cost will come in at around £45,000.

There are different surfaces available, each coming with their own price tags and pros and cons. 

Savanna is one of the more expensive surface options. The synthetic grass is, according to Checkatrade, very advanced, as well as being soft and durable, providing ‘extra cushioning during play.’ 

The cost of getting a court built with a Savanna surface will be around £51,000, it added. 

It is worth remembering that if you have a tennis court at home and use it frequently, at some point it’s likely to need resurfacing, which could cost in the region of £17,000. 

This will depend on things like the size of the court, the surface material of the court and even factors like where you live.
